Shopping malls have brought a different perspective to the traditional shopping understanding by presenting more than one brand of products to their customers, which is a simple mission imposed on them, and has continued to exist in our lives as a reality that touches many disciplines. The search for an environment to socialize due to increasing urbanization, shopping center growth rates and increasing interactions make it almost imperative for property owners to keep up with the changing dynamics of the sector, and most importantly, the trends that come with digitalization and differentiating consumer habits. Decisions to be taken regarding this change process sometimes require a process of compliance with administrative regulations and bring along many legal processes that must be followed. It is one of the main problems of the sector that it is not possible to intervene later in the processes that are delayed with the decisions to be taken.
Our office plays an active role in the processes listed below, and ensures the legality of the prepared contracts/protocols;
- Making legal evaluations on the decisions to be taken in accordance with the changing trend,
- Preparing or revising existing protocols and letters of intent regarding the agreement reached during the requests made to clients and accompanying negotiations for leasing a workplace,
- Preparation, negotiation, and revision of the contracts to be signed with the agreed tenants, stand rental and/or temporary use contracts,
- Preparation, negotiation, and revision of contracts for the purchase of goods and services related to supporting the Shopping Center operation,
- Preparing and issuing warning letters and/or warnings to the tenants who delay their rental payments or act in any way contrary to the rental agreement, making contacts regarding the violation,
- Providing consultancy services in determining evacuation strategies in cases of payment and contractual breach,
- Preparation, negotiation, and revision of the termination and eviction protocols to be signed with the tenants at the termination stage,
- Negotiations with the organization companies in the organizations held by the AVM Management.
